Over 75% of Kenyans live in rented homes, and most cannot afford to buy a house with the current traditional loan plans. The majority of the banks and Saccos have very punitive mortgage terms and lengthy repayment periods which does not match the median income of Kenyans which is at a figure of USD 475 per month.
Looking at the Central Bank of Kenya statistics on mortgages only 26,723 are active in a population of 55 million people. This is a clear indication of a dire need for alternative access to homeownership plans. Key features for a product that can deliver great success should take into account the median income of the target customers and ways to shorten the term of repayment. As it is right now the available mortgage plans feel like a yoke of death on the necks of the customer. Many have said once you take it up there is no room to do other investments.
